Gutter cleaning, exterior caulking, weather sealing, and fence and gate repairs.

Pre-listing preparation, qualifying minor inspection repairs, touch-ups, and punch-list items.
Minor work only. Every job is under $1,000 total, including materials, and requires no building permit. Hardwired electrical, regulated plumbing, roofing, and window replacement are not offered.

Send the repair list or inspection items. Jon reviews each item for scope and eligibility, sends an estimate, and provides completion photos when the work is done.

Jonathan Espinoza runs JonWorks 247 and does the work himself.
He takes on the small repairs and maintenance that keep a home in good shape: patching and paint, doors and hardware, flooring and tile repairs, shelving and assembly, and exterior upkeep. Every request starts with a clear description of the work and a written estimate. If a job needs a permit or a licensed trade, Jon will say so upfront.
